Abstract

In the last decade there has been a significant increase in multifamily housing, therefore this research attempts to determine the factors that have influenced the design of this kind of housing to find the relationship between the design of the home and lifestyle of users (2010 and 2012) in the district of Miraflores.

As basic analysis tools were used: Zoning Plan of the district of Miraflores, its updates, and usage Zone Standards and Regulatory Complementary Parameters, next based on reflections on styles and lifestyles we used variables as follows: Flexibility, wet area concentration, spatial optimization and adaptation. users

The study of post- occupation prove that multifamily housing currently being built in Miraflores Property is not the house that give a sense of life to users. The current market persist in the single resource of regulations and profitability. We emphasize it, because of the decisions of users based on nearby schools and/ or opportunity to live in the neighborhood, but not based on the spatial quality.
